About modification and amendments in the Law "About Management of the Apartment Building"

Article 1. In article 2 of the Law of May 7, 2002 "About management of the apartment building" (further – the Law) the concept "management of common ownership of the apartment building" to state No. ZR-334 in the following edition:
"management of common ownership of the apartment building – activities for implementation of the rights, obligations and obligations of the owners of equity property provided by the law and other legal acts, and also agreements;".
Article 2. Add the law with Article 17.1 of the following content:
"Article 17.1. Professional activity on management of common ownership of the apartment building

Professional activity on management of common ownership of the apartment building activities of persons, performing functions on management of the apartment building and conforming to requirements of professional qualification are considered: the physical person which is to the managing directors of condominium, trustees entrusted managing directors or the managing director being physical person, governing body, being the legal entity.
2. Requirements to professional qualification of persons performing functions on management of apartment buildings, the procedure for retraining of persons on the basis of these requirements and their attraction to management of apartment buildings establishes the Government of the Republic of Armenia.
3. Provisions of part of 1 this Article are not obligatory for the buildings provided by part 1 of article 7 of this Law, having up to 4 owners in case of implementation of ensuring obligatory regulations by means of meeting, and also for the apartment buildings managed by the head of community according to part 5 of article 26 of this Law.
1. This Law becomes effective since July 1, 2025.
