This Law establishes procedure for creation and activities of condominiums as form of business of non-profit organization on operation, content and management of housing stock of the Kyrgyz Republic.

Section I. General provisions

Article 1. Determinations

In this Law the following determinations are applied:

CONDOMINIUM - form of merging of house owners, the non-profit organization created for joint management and ensuring operation of complex of real estate in the apartment house, ownerships, uses of common property and orders by it in the limits set by the legislation (further - partnership).

The HOUSE OWNER - the owner of the apartment in the apartment house with the right of common ownership to common property.

The OWNER of the ROOM - the house owner, and also the owner of the non-residential premise.

The CONDOMINIUM is form of business of management of common property of all owners of rooms (both residential, and non-residential) in the apartment house and in group of houses.

The BUILDING - structure with two or more premises and all devices, intra house engineering networks, the equipment and extensions which according to the current legislation of the Kyrgyz Republic are considered as part of the building.

The PARCEL OF LAND - the land territory which is in use of members of condominium assigned to the building in accordance with the established procedure for the purpose of its use to destination according to the legislation of the Kyrgyz Republic.
